26-53 : Request to Approve Report of Sale for African Heritage Economic Initiative, Inc (EL)

This item concerns the approval of a Report of Sale for the African Heritage Economic Initiative, Inc. (AHEI). The City of Buffalo is conveying two vacant lots located at 189 Locust and 240 Carlton to AHEI for the purchase price of $93,000.00. AHEI plans to develop these lots, in conjunction with their existing property at 238 Carlton, into a permanent home for the African Heritage Food Co-op, a full-service grocery store, which will also support other community and commercial uses. The agreement includes a Land Disposition Agreement (LDA) and a Quit Claim Deed with specific restrictions and provisions, including a Release and Indemnity Agreement where AHEI assumes responsibility for environmental matters. The closing date is set for February 5, 2026, with construction to be completed by February 4, 2028.
