Summary

This item approves plans and specifications for public improvements related to the 351 W Main Street project, a 49-unit independent senior apartment building developed by Capitol Lakes, Inc. The project also includes an underground parking garage with 58 stalls and a skybridge connection to the adjacent Maingate building. Public improvements will involve:

  • Recording a Certified Survey Map.
  • Constructing a minimum five-foot wide sidewalk, eight-foot terrace, and maintenance area along S Broom Street frontage.
  • Reconstructing sidewalks, street terraces, curbs, gutters, and pavement on W Main Street, S Broom Street, and W Doty Street.
  • Upgrading public storm sewers in W Doty Street and replacing a storm structure in an existing driveway.
  • Closing abandoned driveways and constructing new private entrance aprons.
  • Managing public street tree protection, removals (including a 27” Hackberry on W Main Street, and 8”, 21”, 26” trees on W Doty Street), and plantings.
  • Constructing private sanitary, storm, and water service laterals.
  • Protecting and coordinating with existing public streetlights, signals, and fiber facilities, including replacing detector loops on W Doty Street.
  • Coordinating project access and street closures with other projects.
