ITEM: 2224 East Chevy Chase Drive Design Review No. 005747-2025 PROJECT DESCRIPTION To add a new 1,350 square-foot (SF) second story with a 120 SF second story balcony and add approximately 105 SF to the first floor of an existing one-story, 1,343 SF house (built in 1954) with an attached 378 SF two-car garage on a 7,200 SF lot zoned R1R-II (Restricted Residential, Floor Area District II). The existing garage and 168 SF of the existing house is proposed to be converted into an ADU under separate permit. ENVIRONMENTAL DETERMINATION The project is exempt from CEQA review as a Class 1 “Existing Facilities” exemption pursuant to Section 15301 of the State CEQA Guidelines because it is a minor addition to an existing building.
