Staff Report (For Possible Action): Case No. LDC26-00035 (Roberts Front Setback Deviation) – A request has been made for a major deviation to reduce the required front setback for a new custom home from 30 feet to 15 feet. The ±0.97-acre site is located on the north side of Heatheridge Lane, ±50 feet east of Homewood Drive, and ±170 feet south of West Plumb Lane (3189 Heatheridge Lane). The site is zoned Single-Family – 3 units per acre (SF-3) and has a Master Plan land use designation of Single-Family Neighborhood (SF).

Staff Report (For Possible Action): Case No. LDC25-00064 (The Canyons Tentative Map & Major Site Plan Review) - Requests have been made for: 1) a tentative map to allow for a 110-unit single-family detached residential subdivision and associated infrastructure, and 2) a major site plan review for: a) hillside development; b) grading resulting in cuts greater than 20 feet in depth and fills greater than 10 feet in height; c) grading in the Parks Open Space and Trails Land Area (POST); and d) disturbance of a major drainageway. The ±161.23-acre site is located east of the eastern terminus of Mine Shaft Drive. The site is within The Canyons PUD zoning district and has the Master Plan land use designations of Single-Family Neighborhood (SF) and Parks, Greenways, and Open Space (PGOS).
